Coming to Hua Hin Jan 16 with the evisa from USA (assuming it is approved by then) Will set up bank account to move to retirement visa. Can I do a short term rental to look for a house to buy (in my Thai wife's name) while in process for the 1 year extension, or do I need to have a long term rental to get that long term visa?

Also, my mother will also be doing the same. Do both our names need to be on the rental contract?

The first thing is to open a bank account and depending on what visa you opt for you’ll need to transfer in from abroad 800k baht or 400k for a marriage visa

Definitely put your mom's name on the lease as its easier for her to request for any certificate of residency from immigration in future when need arises. Also request landlord for copy of their ID card and their Blue Book. Immigration in Udon Thani insists on seeing these documentation on top of the lease agreement.

Yes, non O. I can ask for the rest, but I need to know, hopefully before I arrive, if I need a year lease or can I do a short term rental...and do both of our names need to be on it

Is your e-visa a Non 0? They need a map of where you are staying, owners ID card, electric or water bill etc. Go visit them at the main office and ask for the requirements handout . Easy people to deal with .
