TLDR : Answer Summary
Buying a condo in Thailand does not automatically entitle you to a long-term visa. However, if the condo is valued over 10 million baht, it may allow you to apply for an investment visa. Some promotions link condo ownership with long-term visas, but these often require purchasing additional visas, like the Thai Elite visa, which can be costly. The conversation highlights various views on these options along with experiences related to the costs and benefits of long-term stays in Thailand.

Most condos over 10M are white elephants, easy to buy, forget ever selling or getting more than avg 3% aggregate rental return.

it is good if you have enough money and stay longer in Thailand

I read up on the 'Investment visa'..but it is pretty expensive and has a lot of rules.....

Like England who let anyone in and then give them money to stay, apply for your visa today or just turn up at the airport
Michael ********
Yes and why wouldn't they. They don't want bums who will end up on th street. They want wealthy people who will contribute to the economy.

For super riches , it is still cheap , ha ha , all countries in world only welcome riches one

There have been promotions linking condo ownership and a long term visa. But when you dig down they are always just a Buy a Condo and also buy an elite visa at the same time....LOL..

555...Yes all the privileges that anyone with money can buy :)

I like this part of that story “As part of the Tourism Authority of Thailand, this exclusive club has access to privileges that money alone cannot buy,” as they sell the exact same privileges......that money cannot buy? 5555

If you are younger than 50+ y.o. It's better to buy Thai Elite visa: 0.5 mln for 5 years, 0.8 mln - 10 years, 1 mln baht - 20 years. Impossible to work but possible to stay long time.
Michael ********
Thanks mate. That is all we can hope for. Long term stay in the great country of Thailand. :)
Michael ********
Yep it is great But 1900 baht X 20 years at 38k baht for retirement or 1 mill - 2 mill for 20 years.....big difference for people on a budget who will not need the extras........I had a kid so I will go for that option soon. Elite not worth it for me now because of that....if under 50 and no Wife, etc....all the rest.....and have money....Elite is excellent.....if over 50 and living long term in Thailand, without regular trips out, there is no reason to get it really......it would just be a luxury and nothing else at that point.
Michael ********
Yes OK. I was just referring to the differences between the 20y 1m and the 20y 2m...as they were mentioned previously......20y 1m looks cheap.....but it is important to note the differences. One of the biggest I feel is that it is non transferable should you leave Thailand....Elite is a great program if you want to fork out the cash :) Not for me :)
Michael ********
Robert please see the chart above that you mention 20 year 1 million. No spa, golf, health checks, airport transfers and not transferable. You only get fastrack and the admin services. 20 year 2 million you get everything.... spa, golf health check, airport transfers, fastrack, transferable. Is there something I am missing? I am talking specifically about the 20 year option and not the others.
Michael ********
Leon you get ONLY the visa for 1M for 20 years and you can't sell the package if you don't want it anymore. Also no benefits. 2M and you get the full package and can transfer / sell.

Now 1 mln baht for 20 years is possible. Not a lot of additional services but twice cheaper.
Alexey **********
10+ mln THB to buy property and TO WAIT 3 YEARS or to deposit 10+ mln on Thai bank account - immediately.
