What are the immigration rules for renting a condo long-term in Thailand for short stays?

As I have so many short breaks in Thailand, I intend renting a condo on a yearly basis. Are there immigration rules about this? I know hotels must inform immigration of guests. My family will also use the condo for holidays throughout the year. Nobody staying more than 28 days at a time. Thanks in anticipation.

I would add that the condo is within 600mtrs of the Immigration office in Jomtien. It's not hugely inconvenient to have to go there if it avoids future problems, would it mean going to register every trip?

Richard they may well do. My condo the building management do it for me, I just give them my passport every time I come back and they do it online. If you are renting from a company that owns the building they will likely do it, if you are renting from an individual who just owns the unit less likely.

I am renting the condo through a property agency, I may have to negotiate that they do it as required for me.

, you might wanna get copies of the thai i/d of the owner and the copy of the blue house book listing for the condo because you're gonna need those when you turn in the TM.47 because it's not your condo..

If the condo is in an area where that immigration office is enforcing the "foreigners must report within 24 hours of arriving" rule you would need to be aware of that.

The thing is IF none of the people staying at the condo EVER have to go to the immigration office for anything (like an extension etc) you can just ignore the reporting and they (the immigration office) won't know.
