TLDR : Answer Summary
Owning a condo in Thailand does not make it easier to obtain a retirement visa. The primary requirements for a retirement visa focus on financial resources rather than property ownership. Some users mentioned that while owning property might ease certain administrative processes, such as registering with immigration or obtaining a bank account, it is not a necessity for the visa application itself. The key factor remains having the necessary financial proof, specifically maintaining at least 800,000 THB in a bank account for a specified period.

Nope. Having a good Visa agent work for you does.

I decided to do everything upon arrival into Bangkok but I know for some people applying beforehand works for them.

You're talking about an extension and it's actually officially 2 months prior to the day you apply for it.

it used to be two months for the first application, and 3 months for all other applications after. But the rules got changed in 2019. Now they do not make any difference if it is your first extension or a follow-up one. It's 800,000 in your Thai bank account for two months, and must remain at 800,000 for 3 months after the extension has been issued. THIS is the 2019 police order!

Owning your own property makes certain situations easier, such as registering your address with immigration, and other small procedures.

Visa issuance or renewal depends on your financial resources.

No, owning a condo is irrelevant.

No. Plays no part at all.

The only possible benefit is that some banks make it easier to get a bank account if you can show you own property, and a bank account is potentially a requirement for a retirement visa/extension. But it's far from necessary in order to get the bank account.
