Can I do a TM30 registration online as a condo owner after returning from abroad?

If your the owner you can do online

Go here to register.

You’ll need a copy of your passport and a copy of the blue book (must be under 2mb in size). You’ll get a password sent to your email.

Once in the system enter your house/condo details and then you can file for yourself at anytime.

said it only allows for searches of filings within the last 7 days so best to print the PDF when filed rather than waiting till you need it and have to re-file to get it.

Yes.

You have to register as the owner first with all documents.

Then you add yourself as a guest.

The system only retains search function for 7 days after registration.

So be sure to save the PDF or screenshot for later use.

If you do not you can always just re register to be to print it out.
