More like, if you buy certain overpriced condos, you get a "free" Elite Visa. Very few available, so only an option if you want to live in that particular building.

It is called a retirement by pretty much the entire population of Expats in Thailand.....and it is visa based on retirement....and it is often listed as 'retirement' on visa documents.......so it is safe to call it a retirement visa......or there is the extension based on retirement......as long as people also know the technical OA visa and extension of O based on retirement..........

There is no requirement for the Non Immigrant O visa being over 50 years of age to own a condo. There is also no such thing in Thailand as a retirement visa😉
, there are condos for sale here that come with long term visas though :O
The thai elite visa partnered with this developer to give their visas when you buy a condo. Although you can just buy the thai elite visa without buying a condo too

Well there is. Investment visas require you to spend 10million baht or more on condos/other investments. It’s much easier if you bought it new.
Sorry, just found the email. Not 100,000, it was 75,000 plus VAT. Quote "Please note that the relevant regulation does not distinguish between second hand and new condos. However, practically the relevant officer insist on new condos. We would be required to challenged such opinion legally." It's a law firm, not Siam Legal or Sunbelt Asia. Anyway, agreed, it's not worth it at a price like that.

I've no idea why they are giving you that advice. A lawyers fee to complete a condo sale would be around

buying a new condo, you wouldn't have any fees. You would simply just use the developers lawyer if they was a known developer or most new sales include your fees anyway.
Condo purchase is so simple here, you could even do it yourself if you don't mind a day at the land office.
I looked into this- a lawyer told me that the law doesn't specify new or second hand, however, they will reject it for being second hand. It is then possible to have that decision reversed, although that requires it to be argued. This is what the lawyer told me. The reason I didn't attempt to get one is because all of this adds up in lawyers fees, which I was quoted as 100,000 baht plus the extra time of going back and forth. Probably not worth it considering the price of an elite visa.
