What should I do if my landlord refuses to submit a TM30 form for me in Thailand?

My landlord refused to do a tm30. We went to immigration to get information on how do it ourselves and they gave the below handout. Went to immigration today with the documents and sure enough they did a TM28 for us instead of a TM30. I assume no issue at 90 day reports and retirement extension time

TLDR : Answer Summary
The user is facing an issue with their landlord who refused to submit a TM30 form. After seeking assistance from immigration, they accidentally received a TM28 form instead. The discussion highlights the landlord's responsibility for the TM30 submission and the potential penalties for landlords who fail to comply. There are also suggestions for submitting the TM30 independently and frustration over Thailand's complex immigration processes.

Overcomplication is the Thai curse and directly responsible for the boom in Vietnam's tourist numbers. Every Immigration task requires at least 4 A4 sheets of paper; four times a year = a small forest despite the data not changing over the decades I have lived here.

how many cases do you know where the landlord got fined? You are mixing up the actual law and the reality of how it’s enforced and implemented

true but it happened in my village the landlord of another person failed to do it and got fined. They gave him 24 hrs to do it or get a very serious fine. This was because the person there reported him. You should do the same

why should I report him, get him mad at me and probably keep my deposit? I have successfully reported my address to immigration and have the receipt in my passport. Job done

The owner has to make it, otherwise he will get a problem.

yeah right. Good luck with that. My wife’s landlord has never done it for me for the past 10 years. We always have to do it ourselves.

what do you put in the Thai national id number? It has a red astrix so you have to fill it in, I'm guessing westerners living there don't get a Thai id number.

I don't have a Thai national ID, I submitted a photo of my passport and used my passport number. I don't remember if I needed to enter something that field you see or if I put it another field.

I had my TM28, 90 day report and residence certificate done in the same day.

No extra TM30 needed.

So I assume the TM28 and TM30 serve the same purpose.

not sure this is true.

I got my TM28, 90 day report, and residence certificate done all in the same day. No extra TM30 needed.

The TM30 and TM28 is practically speaking the same, it seems.

It's just a difference in who delivers the application.

But mileage may vary in different offices, I am sure.

A TM 28 is what they staple in your passport.

TM28 is notification of change of address. Typically a TM47, 90 day report notification is stapled in, sometimes a TM28 but it's not really been used in the last few years

If you have just arrived in the house, it is up to him to do it for you. Then it's up to you.
