What happens if my landlord doesn't file a TM30 for my condo in Thailand?

Dtv awardee, have just found a condo and settled in but the owner, German currently living in Germany, doesn't know what a tm30 is. I am his first renter (yay). I sent him a link to the thai immigration page that explains it but I'm anxious he isn't going to follow up. If I don't have a tm30, what happens?

airbnbs and hotels seem to do it automatically and well bc they're used to doing it? It's why the ask you for your passport photo when you arrive

my landlord sends me a new one every time I get back. I just message o the day I return and he sends it to me

How did you lease if your landlord is not in town? Who showed you the place? Agent? Get the agent to do it. My landlord is in the US so everything is done by the agent including repairs.

I would personally move if not done it's an important registration and document you need for anything, best to avoid foreign owners/subletters on air bnb as they might be reluctant if they are not doing it all legally

He gets charged per day it isn't completed. But you need the TM30 as proof of residence

Do it yourself. Take your lease and passport to immigration. Takes 20 minutes usually.

No, that's not the case at all. Your lease will have a copy of the owners ID, and that's the only requirement from the owner, although most leases also contain a copy of the property book which might be required also, I am not sure.

Either way, 3 different rentals I have done it myself. No problems quick and easy. I do it the morning after moving to avoid being fined. I believe it has to be done within 48 hours in Chon Buri. Other provinces I am not sure.

If you have a valid lease with your landlords details on it including house registration etc you might be able to do it yourself. Generally you need a TM30 for any interaction with immigration including doing 90 day reports

Most Immigration Offices require it for 90 day report. All will require it for extension if in country.

You can ask a visa agent to get you one sometimes, VIP Visa-Thai Driving License might be able to help. Everywhere they charge 2-400 baht. Good luck.
