How do I handle a landlord who refuses to file a TM 30 for my visa extension?

Looking for advice on the TM 30.

My landlord told me online system is down, he can't save my details, so can't do the TM 30. I'll need this for the covid visa extension in a week or 2. I already told landlord he can mail or go in person, but his attitude seems to be, 'not my problem, if i can't do it easily i won't do it'.

2 questions,

1. how should I approach this?

2. I had a TM 30 done in bkk previously, for a place I moved out of beginning of April. Would this tm 30 still be in the system? Could I just use this?

I show the landlord that video (it's in thai) that points out to them they are breaking the Law.

In both cases the guesthouses raised eyebrows, got on the phone app, and tm30 complied, mailed me the screenshot.

They were tech savvy tho, older landlords likely not.

Sorry to revive a dead topic, I've tried to talk to my landlord but he's being completely unreasonable. I'm staying at an airbnb, so I have no contract. I asked for a contract and a copy of his ID so I can self file. He has refused. Is an airbnb receipt enough for TM 30? I have nothing else

Thanks. I'll keep that as a back up plan.

Currently my plan is to try to use my old TM 30 (expired in April, so not too long ago) and hopefully they either don't check the date or just give me a fine. I will do that Monday. My visa expires Tuesday. So I still have 1 more day to check in to cheap hostel if that doesn't work.

Does this seem like a feasible plan?

almost always faster in sketch bnb situations to find the cheapest hostel you can, check in and keep a copy of the tm 30, then take that to immigration. You can report them to airbnb, for them to force them but it takes too long.

I had a legal 1 month airbnb, so out of the grey zone, and still could not self file with the airbnb receipt. Requested a supervisor even and she said it doesn't list the required info for a thai lease. I reported the problem to air bnb since they could easily add the missing pieces, but haven't done so. So the answer is definitely no in bkk.

Thank you. And yes, I am in Bangkok. Is there any other way around this? Worst case, if I can't do TM 30, will it just be a fine or could they refuse my covid extension?

OK, I just checked the online system and the mobile app on android. The mobile app times out and won't even let you log in and the online web-portal will not let you save data by using the floppy disc icon. :O

One possibility is: your landlord didn't click the "save button" (floppy disk button on up-right).

Or you can get papers from the landlord and file TM30 by yourself or in behalf of your landlord.

The online system is running. It was down for a few months but is back online a few weeks ago. I just had someone file one this past week.
