What are the responsibilities for the TM30 filing and the 90-day reporting in Thailand?

Well I’m reading here on the Thai immigration site that a TM 30 must be filled within the first 24 hours of me residing at condo by the owner. My question is they would do that one and then I would do it for the 90 day

They’re supposed to do the TM30 but if they don’t it’s you who has the problem. When entering in to any long term rental contract TM30 should be near the top of any list of requirements you have.

Yes. Landlord, owner or agent does the TM30. You do the 90 Day

If your landlord does it for you then they just give you the receipt and you take that with you to do the 90 day report

It should be done each times you're sleeping at another place... Yes, that's a nice one but that's the law. Hotels will register you automatically. I would suggest to do it each time before going to see immigration (if you have traveled around) otherwise your owner will get crazy 😜.

Anonymous participant 205 No idea where you got that from. In Phuket if you stay in a hotel or hospital (even in Phuket) you need to re-file a TM30 for your actual residence.

Changed during covid so most not aware, and actually misremembered, its not as limited as I thought, basically only need to file initial stay at your primary place.
