Be sure the condo will allow you to install your own Wi-Fi. Not all will. Most condos have Wi-Fi, but it’s not strong enough for all the users. Condos also have water and electric together and can be paid via a scan with your thai bank. Since you said for a year, you’ll have a bank account as it’s required for your visa. Just ask a lot of questions at the condo and try their free Wi-Fi.

They only need the page that shows your ending balance. If it asks for something, then you provide that something.

3rd party are always cheaper. The problems arise when you have issues.

Visa exempt is 30 days, tourist visa is 60 days. You can apply for a 30 day extension for either one.

Do you have your visa already? Pretty sure they will deny your application without proof of an exit ticket. That is what they did to me the first time I came here. I just bought a cheap throwaway ticket. Worked fine and I got my visa.
