If you want to retire and live of passive income, your best option is probably a Non O retirement visa and yearly extension of stay.

You fulfil on of the main requirement based on your age at date. The second main requirement is income or funds equal to 800K baht a year. (Funds 800K baht. Income 65K baht x 12 = 780K baht).

in order to get nine months you’ll need to do two border bounces and apply for three extensions at your local immigration. Can be done fast, safe and cheap in some hours by a professional land border transport company.

A six months multiple entries tourist visa can easily give you up to nine months in Thailand used the right way. Quite straightforward to apply without any strict requirements.

If you maximise two visa exemptions and stay for 180 day, you might do a third one as well but at one point they will tell you to get a proper visa as you’re abusing tourist solutions for long stays in Thailand.

I assume you’re on a visa exemption. Then do a border run and get a new 60 days visa exemption and apply for a 30 days local extension. This gives you 90 more days. As mentioned not many visas available in Thailand, and your most suitable visa is probably a six months multiple entries tourist visa which gives you up to nine months in Thailand. Best option at your embassy/consulate at home before you leave if you like next time.

You can apply for a 90 days Non O retirement visa in country on both tourist visa (TM.86) and visa exemption (TM.87). You’ll need to get an agent to assist you with opening a bank account. I suggest you call your airline and ask about their policy regarding onward ticket if you plan to leave with a one way ticket.

The easiest thing is normally to apply for a regular 90 days Non at your embassy at home before you leave and do one year extension of stay in Thailand. Then you can just use your income/bank at home to fulfil the requirements, easily open a bank account and there’s no onward ticket requirement for regaining your flight.

If he doesn’t have any previous excessive history of travelling in and out of Thailand, he should be fine with maximising two visa exemptions for a six months stay. He can enter on a 60 days visa exemption, do a 30 days local extension, a border run and re-enter on a new 60 days visa exemption which also could be extended. If he also wants to spend some time in Cambodia, it’s up to him. He can apply for a regular 90 days Non O visa in country when he returns on a TM.87 and need minimum 15-21 days left on his stamp to apply. Opening a bank account in Thailand for a Non O visa it’s not easy on short stays without assistance from an agent.

And based on recent feedbacks it’s known that Buriram -or at least the IO handling other people’s extension in Buriram- don’t accept income unless it’s earned in Thailand or you can provide a affidavit letter from your embassy.
