not for a tourist! How many tourists stay in apartments. The government website says nothing about proof of residency, and the main immigration office in Bangkok and elsewhere do not ask for it.
I have lived here for 7 years. The other offices are not letting anything slide, in contrast it’s Jomtien and Si Racha who are adding additional requirements.
of you are applying for a visa then I understand totally. If you don’t have an onward travel ticket then I would recommend getting a cheap Air Asia or similar flight ticket.

I have never actually heard of someone being refused boarding, not to say it’s never happened. I have been challenged many times by the airlines, never ever by Thai immigration, and I have always succeeded in explaining to the check in staff that I am not going to overstay.
At the risk of setting off the “experts”, who is asking for proof of departure? Thai immigration will definitely not, but your airline might. “Normally” you can talk the airline round if you tell them what you’re doing and they believe you.
without wishing to shoot my self in the foot, I am not sure what makes my reason to stay on the visa exemption route is anymore valid than others. All I can assume is the fact I have never overstayed counts in my favour. I am eligible for both the retirement and married visas but I don’t see any reason to get either unless I have to.
I’m not quite sure what you mean by back to back, but I have been living in Thailand since 2016. I work offshore so I come and go every 4-6 weeks normally and stay for upto ten weeks at a time. During covid I stayed for 12 months. I have never overstayed and I have never had any issues except questions from check in staff.
