Hello guys!

Could you please help me with the question whether I’m eligible to apply for the investment visa of the Kingdom or not?

I have purchased 3 units in an apart hotel in Phuket, Rawai area in 2017. It was under construction at the moment of purchasing. Now it’s finished but I still don’t have the Blue books -if it matters - as the company is registering chanods now. All the payment was made from abroad. Total price of the apartments is more than 10.000.000 Baht. All 3 units were purchased in Freehold.

Now I’m staying in Thailand with ED visa.

So the question is - can I apply for the Investment visa now and how? What documents should I have for it?

Tried to contact BOI Thailand via email but had no answer

Thank you very much for your help!

TLDR : Answer Summary
The user inquires about their eligibility for an investment visa in Thailand after purchasing three units in an apartment hotel in Phuket without having obtained the necessary documentation (Blue books) during the purchase. They express frustration over contacting the BOI and seek guidance on how to apply for the visa and what documents are needed. Responses indicate that the investment visa typically requires prior approval from the government before making any purchases, and acquiring the necessary documents can be challenging.

The place you need to be talking to is the BOI office that helps foreigners coordinate investment visas. IF I was a betting man I'd say you're way too late to qualify for the 10M baht investment visa because that has to be hashed out BEFORE you bring in the money and buy the units, bonds, etc

Good Luck though (y)

You should of done the investment via BOI BEFORE you made the investment. As for the blue books, your name will NEVER be in the books, only on the Chanotes. Getting the bluebooks and chanotes can be a long process on new builds if the bank has any interest in the build or the land office isn't entirely happy. It could take months to get sorted out

sorry Ron but not true, I have a blue book for my off plan investment unit in Kamala. Construction finished a few year ago, simply went to the lands office in Phuket (with a representative from the developer), the chanote, my passport etc and within two weeks it was done.....

Sorry but the investment visa must be approved by Thai government BEFORE purchase...and projects must be approved for the visa.
