What should I do if my landlord hasn't provided my TM30 before my visa expires?

Ok .. I seriously need help my friends .

My landlord didn’t give me my TM30 yet ( She said she will do it for me but after weeks never got it yet) and 5th december is my last day of my 30 free visa.

What are my options knowing that its holiday today , tommorow and tuesday(5th)..

I ‘ve been to different hotels to see if they can make one for me if I stay there for one night and they don’t understand what is a tm30 or they just can’t …

You do. I just had an American guest and they wouldn’t give her a 30 day extension without me filing a ™ 30 for her, which I did. Mind you, if you ask two different immigration offices you’ll probably get three different answers, in my experience.

Just fill out the form and sign it any which way. They dont care to check it, as long as it has the letterhead on your paid receipt.

If they know they'll have to pay tax.

Your landlord? Are you long or short term renting? Typically if you have your own condo its your own responsibility to report tm30

don’t even stay there, if they have other accommodation. It’s simply for the tm30. Then from next round of check in at immigration, make sure the landlord does it properly. It literally takes them about 3 minutes, online.

Took my tenancy contract to immigration and they completed tm30 along with photos etc at a cost of 300tb apart from overstaying 2 days and paying 1000 for that, I fly through and had my passport back at 9:30am following day with 30day extension stamp

You can ask your landlord for the login details to fill it out yourself on his/her behalf. Our landlord did this for us because she was always too busy to do it. We then just printed it all out and took it to immigration. So we would just fill it in every time we returned from a trip.

Yes, days, weeks or months before is fine. You should register as soon as possible. The actual requirement is to register your TM30 within 24hrs of arrival at any address.

If you do manage to do it online yourself remember to make a Screenshot of the page that shows that you have ‘informed’ to keep for your record.

If its not on the computer take your rental agreement or booking receipt and immigration may put the TM30 through for you whilst doing the extension

went it 3 different hotel included Grand Jomtien Palace and they dont know how to do this .. it seems complicated and people in hotels or even my landlord dont really seem to care 😅 I will hope that my landlord comes tommorow with me at immigration and pay the fine 😞…

We did ours ourselves. Went to immigration, got the forms, filled them out, got our landlord to sign it and give a copy of her ID and sign the copy. Go back to immigration and file it.

They might have you take a photo outside your house with the house numbers. Ask for all the documents you'll need when you get the forms. They will give you a list.

I made out my own and had the landlord sign and dated it. She wrote something in Thai. My hotel doesn't have a phone. It went fine. There are hotels that have no phone and don't know how to write. Just do it yourself and have them sign it

on most Immigration offices, you would need your rental contract, and copies of the landlords blue housebook and Thai ID card, both signed by him in blue ink, before you can register TM30 by yourself

your visa never got "extended". It's just the stay permit which gets extended. A visa can technically not be extended, it becomes "used" upon entry

I said on "most" offices. It depends on the Immigration you use. Most offices won't let you easily make your own TM30 if you live in a rented accommodation. If you live in a "hotel" or resort, the resort where you stayed would have already had a TM30 filed for you, and the officer sees it on the computer. That 's why I rightfully reckon your application for an extension got admitted

since you speak about a "hotel" and a bungalow, it seems that you live in a small resort. The reason Immigration allowed you to extend the stay permit obviously was, that the resort/hotel owner already had you registered by the online TM30. It must have slipped from your attention

if you haven't done a TM30 yourself, hotels that do everything by the book will take your passport and register you automatically when you check-in, if you did a 30 day extension and nothing got said, it's already in the system or it's not a requirement for that particular office.

I've heard at certain immigration offices, a TM30 is not one of the requirements for a tourist visa extension, but he is doing it at jomtien immigration, and you do need a recent TM30 already in the system when you go to do the extension, or you will get a fine.

just go to jomtien immigration everything you need you can get there, you need actual photos because you attach one to the TM7 application form, go first thing in morning or afternoon because they close for dinner, there are visa agents there that can help you if you're struggling.

I got told there have been recent changes in the rules at jomtien immigration, if you just turn up and don't have a TM30 in the system, you will get a ฿2000 fine, they might phone his landlord, but you can bet he will pay the fine.

well, John Harper's reply is valid! I did this myself on the Immigration Hua Hin, since my landlord did not register me via the online TM30 system. The officer spoke to him in Thai, and on the next day, the landlord went to Immigration together with me. However, it was ME who had to pay the 2000.- THB fine for a late TM30 😕

ok thanks and do you know if in pattaya I absolutely need a tm30? If they require it do you know if there is another option because I think that if I overstay I will get problems if I want to reenter in thailand the next times especially if a do a visa run next month

the Immigration in Jomtien requires a completed TM30 registration, or otherwise they will not allow to to apply for a touristy extension. You will need to check into a hotel, hand them over your passport, and any good hotel will automatically register you via TM30. Then you visit Immigration ASAP and apply for the 30 days extension. Immigration will see that you are TM30 registered and won't give you any problems

My landlord sent me the two required documents and I did my TM30 online myself.

You would need to ask your landlord for signed copies of their Thai ID and the house book, and then you can register the TM30 online by yourself.

Register yourself on this link and then you’ll receive an email to activate your account. Then you can add the address when you have the two required documents from your landlord to upload.

You use the office where you live and have your TM30. If you were to stay in a hotel in Bangkok and got them to file a TM30 you could use Bangkok. Would work for a short term extension but not a long term one.
