TLDR : Answer Summary
The user is seeking advice about completing a 90-day report without a TM-30 form because their landlord is not in Thailand. Responses indicate that the TM-30 can be submitted online by the landlord from abroad, and it is crucial for processing the 90-day report. Some suggest alternatives like staying in a hotel temporarily or pressing the landlord to fulfill their obligation. Skipping the report could lead to a fine. Overall, it is emphasized that landlords should be able to perform the TM-30 registration easily online.

If not possible to get the TM30 from your landlord (yess something is off then) better do a border run after 180days , no questions asked then when you come back in... They do have to file a TM30 within the 24hours when you get back in Thailand though! You should press on the landlords obligation to do it anyways!
Can’t do 90 day report without a TM.30 - it’s very important to ask about TM.30 when booking long-term accommodation here. You can file the TM.30 yourself at immigration though if you have a copy of the owner’s passport and ownership docs, but expect a fine if you waited too long.
afaik no. My gf recently went to do her TR visa extension but they were going to fine her something like 3k baht for not having done her TM.30 properly. They told her once she paid the fine and got the TM.30 she could finish the extension the same day. She ended up doing a border run instead to restart the clock with a clean slate.
