What legal protections should I consider when funding a home renovation in Isaan for a partner?
She wants her home in Issan renovated. Basically rebuilt. I put the cost to at least 1.000.000 baht + . What is the best way forward in covering myself legaly with the Thai authorities. I would indirectly be paying men’s wages to carry out the works. Along with sourcing all materials and paying for these.

Just be prepared if things go sour, you will not be able to demand anything. I know many guys who has spendt millions renovating or building houses in Isaan, and when the marriage /relationship is over, they do not have any rights. So spend what you can afford to potentially loose, without you becoming broke is things turn bad

OPA final update to all those who commented. The good the bad and the assumptions made. Having put myself through the wringer. And spending 20 days living and sleeping on the concrete floor. At her village home. (bless her). And getting quite depressed at times. Have decided that I will not start the project. Many factors . A few I will highlight. 1….. Dogs roaming the street and howling all night. 2…. PA system blasting out everyday at 6:30am. 3…..Continuing battle against insect attacks. 4….. Lack of privacy. Hindering sex life. It just did not seem like fun anymore. Just a long continuation of work. People great. Huge welcoming. Just a feeling that I did not belong. Just a huge lack of understanding with regards to language. Being spoken about rather than to. It is no one’s fault only mine. I will shut up now. Goodbye.

Before you give away a 1,000,000 bahts ask yourself are you okay with giving away that money with no return of any kind expected. If you are than let the greenbacks fly. As long as you realize that you may end up with nothing to show for it as a farang even with a strong written lease agreement. Are you married to her or just girlfriend living together? I believe you can have the house in your name, but you should do a lease with her. This will help protect your investment. A lease can be up to 30 years and renewed for an extension. There is an online legal service in Bangkok that can help you with this. Pm me if you want the link.

Hello. If the house is in her name and you want to make sure you will have the right to stay no matter what is the situation maybe happen I suggest to register the lease of her house at the land office in exchange for you to pay 1 million.
But if you want to take money back if things are not going well then you make a loan agreement with her for renovation.
If she hesitates it you take it as a sign of red flag. If she’s honest with you all this paper will not be problematic to enter.
If you don’t make any papers, you at least save the money transaction as evidence, don’t pay by cash. You can sue her to get money back (but only in a condition if she fails to take care of you as husband once you give her money)

If you are not married to her you need a legal business, and a work permit, to be legal. The business itself isn't that expensive to set up, but the work permit is, with a required minimum of bt2million in registered capital in the business for each work permit, and four Thai employees, unless you are American, in which case you can set up under the treaty of Amity, but still need the registered capital amount.

I've lived in Thailand for almost twenty years, I've been to every corner of the country. Sure, there's some nice places in Isaan, especially along the Mekong, and Loei in particular is very pretty. However, in the main it is flat barren land given over mainly to rice farming. Education standards are low and poverty is high. My point was that if a westerner is going to sink money into land/property in Thailand I feel it's better to do it in a more pleasant environment.Andy ************

Of course. Everyone's viewpoint is different. I think you'll find more westerners living in places like Bangkok, Samui, Phuket, Chiang Mai than you will in Isaan. Most of those living in Isaan have gone there specifically for a woman, usually much younger with little education and little career prospects. They build big homes to cater for the family of their young wives. There's very small expat community in Isaan other than the larger cities, and even those are sparse. Let's be honest, the airlines, hotel organisations, travel agents etc are selling places like Phuket, Samui, Phi Phi, Chiang Mai, Bangkok etc. You don't find many glossy brochures on Sisaket and Ubon Ratchathani. Yes if people want "quiet and relaxing" watching the sunset over the rice fields, and watching the buffalos come home, it's the place to be. But do people really want this every day for rest of their lives?Sasi ************

I’m from Thailand, upon relocating back I’ve search all part of the country for my retirement home and Isaan was my choice.
