From reviewing the posts: Best case scenario, non-Thai contributes 100% of financing, Including sweat equity. And immediately owns 48-50% of a business, and 0% of the real estate. With little hope of recovering his initial investment, let alone any capitol gains nor dividends from his investments.
Best case scenario. Non-Thai and Thai never breakup the business. When Non-Thai die Thais get everything. If Thai dies first, Non-Thai gets a major headache and court battles. These are not logical business investments.
If you have to do it, do it like the big boys, form a CORPORATION, everything in corporate name (not wife/ husband / gf), and you have majority voting rights.
Me personally, I will enjoy the beaches, islands, weather, golf, tourist attractions and nightlife. Namaste.

Hire a lawyer. Form an llc corporation. Form corporate board with 2 thais. They get 1 vote each you get 98 votes. Now you vote to do what ever you want with the business, property, money, etc. No wife needed. Good luck

here is a funny story. a mate of mine financed his wife (Thai) in a coffee & cake shop. total outgoings 30k month rent, staff 10k extras ie coffee and cakes 27k total to run the business without wife taking an income 67k. after first six months she asks husband total income derived over the six months which totalled say about 420k so an overall profit for 6 months of 18K. he total her after expenses your personal earnings was 18k but we have to file tax returns and maybe pay some tax. her reply so I worked for 3k a month I don't want this business anymore. she obviously assumed all earnings were hers and husband paid all monthly expenses to run the business needless to say it closed in the next month or 2.....

Opened a business in the states, it's all in her name (Woman owned business) i have a full-time job but run the back end, do the ordering, spreadsheets, fixing things that break. I'll tell you this, she's not lazy and knows how to make money. It's a win win

but the important thing is a will for each of us stating we leave our share to each other. My name is on the property Deed with the goverment we Co own and I'm happy with that but it's everyone's personal choice.
I looked at have a Corp in my homeland and that Corp. Can hold a mortgage on the property so if the property gets sold the mortgage has to be paid before any money is distributed of course u will need a contract of sorts.
I'm confident in our marriage I was broke for 3 years due to a much needed operation and she started selling used dresses at the outdoor market to help we are 8.5 years strong and as I write I'm just out of surgury so back to work in august.

I lost 2.5m thb within a year and came up with too many business ideas which not even make any sense but still want to keep quiet and stay in peace so keep inputting, so I would suggest the tax and regulation might be a bit hassle but do as a company is the safer option. Even me now, bigger assets go to the company, and fancy things go to Thai 😄

You can own 48% if you are committed to the business learn the language and apply for citizenship then you can reapply for 50% it depends every person is different. It also depends what the business is

Ask yourself this question: Would you buy property, start businesses, buy cars and trucks... and put everything solely in your wife/gf name, in your home country. No. Than why would you do it in a foreign country?

The sheer countless numbers of horror stories involving financial devastation among foreigners getting involved in business in thailand far exceed/outweigh any so called love scenarios described here which worked out for now
unless you have the data for every person that's your opinion not fact, it is a fact those with negative experience more likely to post than those with positive views. Are you posting based on experience ?
Everything is in my Wife's name,, Resort,Land , Rubber farm etc, Mrs Evans and my children own the lot, No problem for me.Good luck.

If you ask people about it, means you don't trust basically your wife.. its undermeaning. So dont do it, or enstablish a company and let business be in a company name.
