Attorney recommendation: Chiangmai area with real estate needs, not so much for power of attorney but to verify there is no legal issues with the condo building / developer, etc.

Just be aware you can not, as a foreigner, buy land in Thailand. A corporation can, but that is only because you can not hold controlling interest in the corporation. You can only own 49%.

then yes, by all means do your due diligence. Siam-Legal is good. With covid be very wary of buying into condos still being built now. It used to be the thing to do, but now many of them are going broke and not being built at all, or not finished. You are doing it right.
