What additional documents are needed for a Non-O Retirement Visa extension in Thailand?

In a little over a week I can go to Immigration in Bangkok to submit my request for 12 month extension to my Non-O Retirement Visa. I went out to Immigration to get their list of requirements the immigration officer who gave me the paper also told me I needed to get the bank certificate showing the account balance and this can't be more than 7 days old; Bank Statements for the last two months showing the 800k is seasoned; the day I come to process my extension updated bank passbook on that day, printed copy of my TM-30 -- all of this in addition to my passport (copies of bio data and entry stamp, copies of my Non-O Retirement Visa.

However, when she was talking to my gf she also mentioned having: 1) Condominium location of map, 2) Condominium lease agreement (I'm on Airbnb) and 3) Copy of the Condominium Owners ID Card and House Registration. QUESTION I have is has anyone recently gone for their 12 month extension and were asked for these last 3 things (cause none of these were on the sheet they hand out while most of the first group of items needed I knew about from reading messages here)?

I don't think AirB&Bs are recognized by Immigration, might be wrong, but read somewhere they are deemed to be illegal.

AirB&Bs are legal for stays of 30 days or more or for shorter stays if the property has a hotel license.

Place where you are staying, if via AirBnB , has address, owner, does not say it is AirBnB. TM30 from there would have the same data as any other property.

I received my Certificate of Residence from immigration based on my Airbnb.

Airbnbs are not legal in Thailand if you are staying less than one month. I’m on a 6

I was in the freeze of Bangkok Bank in September this year. they reopened my account after I gave them most of the information you have discussed, in addition a few months later they asked me for it the landlords ID photo. seems to be a common set of documents required for important approvals.

I am asked for lease agreement and owners Id card. Sometimes house book. As long as tm30 up to date no issue.

The TM30 is the last recorded address of stay with Immigration. All previous ones are anulled. The TM30 is up to date even if you are staying at the same address for 10 years. No updates needed.

if you get registered in a hotel and return home your tm30 is not up to date.

a TM30 expires along with your permission to stay stamp. Each new 1 year extension of stay stamp needs updated TM30.

My neighbor, an American, laminated his TM30 docket in 2018. and uses it on every 1 year extension, since then. 7 extensions. His address never changes. With Thai DL no hotel in Thai submits their TM30.

He travelled to the US 4-5 times, returned to the same address, no new TM30.

Every immigration office has their own requirements and probably normal if you doing yourself they'll pile on a bit.

Yes..did my non o in Phuket and they want hand drawn map, Google map showing coordinates, plus they do a video call to you wanting video of you outside, in kitchen, in bedroom and they get you to open cupboard to show there are clothes there...not easy

Was that for marriage visa or marriage extension of stay? With 800K THB in Thai bank one is independent from his Thai wife.

The OP mentioned 800K THB, that does not sound as a marriage visa.

well I don‘t know why ot was different for you, but for the last 3 years in Phuket they only want a screenshot copy of your address which also have the coordinates on it. No drawings and only 1 picture of you outside the house where houseno. is seen. I just did my 3rd EoS few weeks ago.

Honestly I was in a hotel. TM30 and a print out of my reservation. That was it. No problem in Jomtien. Straight forward no questions asked. I was only in the hotel for 4 nights.

Bangkok typically wants a hand drawn map of your residence location. Just get some paper and a pen. It costs nothing and is easy to do.

What hand drawn map? That is for marriage based stay in Thai. The OP mentioned 800K THB in Thai bank, that s not for a marriage based.

I had to do it for extensions of my OA visa. My point is that if something is easy and costs nothing then just do it. If immigration wants it they will ask for it or just give it to them and if they don’t want it they will hand it back to you. Worry about something important.

I went to Chaeng Watthana a couple weeks ago for one year extension and they wanted the lease, owner ID and hand drawn map, which I had with everything else. Only issue was the TM30 had not been submitted by the owner, so they wanted the chanote (title/deed) signed by the owner. My condo agent was able to get it from the owner while I waited and sent to me on Line app, I had it printed downstairs, then got my stamp.

maybe move into a hotel a couple days before you apply for the extension. Ask the hotel for a printout of their TM30 registration of you at their premises. Show your middle finger to Immigration for asking for 2) and 3) which is an obvious harassment - an unnecessary chivanery because you are already propery registered by a TM30 and they can see the owners name and house book number on their computer. If you can get an official lease contract set up by the AirBnB landlord and his title deeds copy, then try that route. Your experience serves as a good warning not to rent AirBnB premises from "shay" owners, instead of getting a "real" rental contract for a condo or a house from a landlord you can physically touch up with any time

I have the TM-30 from the Airbnb owner. An IO even spoke with her on the phone when I went to get my Certificate of Residence to open the bank accounts.

I’d rather rent an Airbnb than a regular apartment until I know really where I want to be. No dealing with deposits and/or fighting to get money back after you move. Airbnb owner has been fantastic so far — washer went out and new one in days!

actually you are right, renting AirBnB ist more economical, when one realizes, as you correctly mentioned, Thai landlords tend to keep the deposits. I never thought much about this aspect

Yes 1 & 2 when I renewed mine last week in BKK. Though not on the list they always ask for lease & hand drawn map. (We own condo - they asked for copy of deed.)
