@Mary *******
you mean when she went for extension there was an issue with rental income? Or you mean when she tried to convert a visa to O-A?

My understanding is they want to see 65,000 thb enter your account from a foreign account every month. How that money is acquired isn’t an issue.

You will now apply online after 1st April and make an appointment. There is currently a beta test link on the London Embassy website.

I’m doing the same. The only major difference is that when I apply for my first extension after my second year I will now have to show the previous 12 months of income over 65,000thb

As said above get the O-A visa in London. Police check online, doctor signature approx £25, documents notorized at the Post Office, £10.50 per document. No proof of funds needed in Thailand for 2 years so if you are going the lump sum route you dont have to change sterling to baht at the current poor rate. And your always dealing with English speakers, its definitely the way to go.

As explained above use your U.K. account for the original visa. You won’t have to show any money in Thailand for 2 years if you leave and re-enter just prior to the visa expiring. You don’t have to tie up 18k if you can show an income of

thb or a combination of income and money in the bank totalling 800,000thb.
