I have always just walked into the condo building and asked at the reception/management office. They put you in touch direct with the owner or their own rental person. This has always worked for me.

I tell you how it works in TH. You find a nice cheap condo in renthub or any similar website. You contact with the agent's line id. She tell you it's already rented someone else and she will help you if you share your personal info and type of the condo you are looking for. That's how they hook you.
If your price range is over 15K Baht, they will help. If not, you will not be agent's first choise.

What I usually do is find an area and some condos I'm interested in with my own research. Then I go go to websites like propertyhub, ddrproperty, or rentalhub, and look at the listings on there to find out what agencies seem to be prevalent in those buildings and in that area.
Reach out to the agencies either by contact information in the listings (these websites often block agents from posting their contact information because they want you to contact the agent through the website for commission purposes) or I look at the watermarks or the name of the agency in their photo or listing, and then search Facebook or Google for them.
Just from my past experience 90% of the units you find on these websites are not available or very old listings, so the websites are kind of useless for finding actual units. But it will help you find the agencies that are familiar with the buildings and the areas that you want.
Actually getting a reply from some of the agents is a whole different topic.
1+1 is often the legal requirement as the most that can be collected but as a foreigner you have no real recourse to fight the request so the best you can do if you disagree is find a different room/landlord.

I’ve seen several times here that 2+1 is the norm, but I’ve just asked someone who ran a property rental company in BKK until recently and he says no 1+1 is the norm. I would appreciate your informed opinion also.
