What should I do if my landlord's TM30 registration is still pending after I moved in?

Sorry, TM30 related. Lots of students from my uni in Bangkok in private accommodation coming and going and doing 90 day reports on their ED visas.. so you can imagine the main topic of conversation on the forum. One student has contacted me directly with this question:

“I'm stressing out a little, I've just moved into a new condo I signed the papers yesterday and I go to immigration tomorrow my landlord has tried to register me online but it's pending it take 3 working days if I show them the proof of it pending do you think that will be enough or do you think if have to file my own Tm30 only problem is that I don't have the copy of blue house book, 😢”

If the landlords attempt to register her within 24 hours of her taking residency is pending and taking into account the fact that it was initiated within the registration timeline - she should be ok right? TIA

I also heard that you don’t need a TM30 for a 90 day report. I’m going in two weeks for my 90 day. I will bring the TM30 docs with me just in case.

Check your spam box, that's the biggest problem with the system, generally their approval emails end up there

then he needs to call the immigration office. It only takes a few days, sometimes only 24 h, to get the login info by mail.

remember when you self file, in BANGKOK, you only need your lease and your passport copies and YOU fill out TM.30. You don't need the land lord i/d, the house book listing or the power of attorney to do it FOR your land lord. You're doing it FOR yourself as the "possessor" of the place <- which you become when you rent it.

. Are you the landlord? You will need the tenant's passport showing entry stamp and also TM6 card

What will I need to register a tenant, if I go in person to the office within the 24 hours? Lease Agreement, tenant ID, house book/deed, my passport? Am I missing anything?

that’s brilliant. The advice here has been reaching the Siam Tech forum, I put Robert’s TM30 post up there and have been advising people to join this group if they have a visa related question, thanks again Tod 🙏

unknown.. :/ They have been somewhat lax on enforcing the 24 hour rule. I've seen people applying up to a week or so after they moved in not getting fined, and then again I saw someone who was just two days after moving in get fined.

I'd say it's a 50-50.. BUT they should be ready to pay the 800baht fine just in case :(

Send the foreigner out to the immigration office to "self file" thei TM.30 and tell them they most likely are gonna get hit with an 800baht fine.

That answer would be a definite NO,

The landlord did NOT attempt to register that foreigner within 24 hours of the person moving in. The land lord registered to USE the system (and it can take a good while to get your user name and temp password) and sometimes you have to call them .
