What documents do I need for my TM30 application and should my landlord file it within 24 hours?

Hi, tomorrow I'll be applying for both a TM30 and my 2nd 90-day extension for STV. During my 1st extension, the immigration officer pointed out that I needed a TM30 (I didn't know anything about this at that time) but they'll approve it for now.

My question is, for my TM30 application, do I need to show a rent agreement which covers my past 6-month stay plus my extended 90-stay till Dec, or should it be just the past 6-month stay? Also I recognize that I'm applying late for TM30, so I'll probably get a fine. Thanks!

TLDR : Answer Summary
The user is applying for a TM30 and a 90-day extension for their STV visa. They are uncertain whether to provide a rent agreement covering the past six months or the duration of their extension. Comments suggest that only proof of current accommodation is necessary for the TM30, and that landlords are responsible for filing the TM30 within 24 hours of a tenant's arrival.

In theory the TM30 should be filed by your landlord in the 24h after you check in, they are the ones subjected to a fine if they don’t do it.

the way to avoid that is to pressure your landlord to file the TM30 as soon as you move in or make sure you ask about it before you sign a lease

Does it mean if my landlord has already filed the TM30 on the phone app, the only proof I need to provide immigration is a screenshot from their phone?

there are three receipt types you can use to show proof a TM30 was filed.

the paper receipt from having done it in person or by mail

the screen grab of the data entered on the website

the screen grab of the data entered via a mobile app

better still, file the TM30 yourself if your immigration office allows the tenant to do this. Then you know its been done. I've been doing this for the past 4 years.

in practice, the person who goes to the immigration office to submit TM30 will be fined if the report is delayed. This person has the right to ask to the landlord compensate fine payment. (If the landlord would easily agree to pay is a different problem)

Claude Vedovini. Not quite correct. By law the landlord should be fined, but in practice it's the tenant. That's how it is

To submit TM30, you may need proof of where you are staying at the moment only. The documents you need will vary depends on the immigration office

For STV 90days extension, you would need proof of that you have the place covering for next 90days with or without TM30.

Your landlord should have filed a TM30 when you arrived. The TM30 can be completed using one of the following programs

Online [best option]:

Apple:

Android

I believe only the Android program is working now though 🙁

You can self-file a TM30. See

For the 90 day STV extension, you will need to bring the same requirements as originally acquired for the STV. See below for Bangkok Immigraitn's requirements.
