The worse thing that can happen is an 800 baht fine for not filing a TM30. An agent doesn't get out of bed for anything less than 3000 baht!
. You still need to do one after the fine... it used to be not needed but does now. And they want it kept in your passport. Try getting an extension without one in Bkk. You won't. They'll send you off to get one first.
they can but if they report foreigners staying there it also increases the likelihood of it being found out they're running a business...especially an AirBnB which tends to have a higher turnover of guests compared to a condo.

Darren Grist. I've stayed at an Airbnb near my woman's home town who give her a good price if there's no receipt and totally don't want to see my passport, so you're spot on. Whether there's any link between immigration and the tax department I wouldn't know, but it seems the Thais don't even want to know!
