What documents are required to rent a property for an O visa in Thailand?

More jomtien O-visa drama for my friend. He is renting a room that I own. I drafted a lease using my Thai wife's name as the landlord, included her ID and a copy of the tabian baan first page. I didn't want to put my name on it fearing that I'm not allowed to rent out a room for money as a farang on a retirement visa.

Dragon woman rejected it. She says she needs to see the "Thai family book"

What does that mean ? The original tabian baan ? Something else ?

How do folks who rent get an O visa ?

My friend got his visa approved today

Had to list my thai wife as the landlord in the lease. Had to show tabian baan for the room my friend is renting from me as well as the room where my wife and I live. Had to show two chanotes, and our marriage certificate also. Just like

Will they require all these documents when he goes to do the one year extension, 90 days hence ? Or will he be able to show just the lease and one tabian baan ? I imagine the extension document requirements aren't as rigorous as the initial visa πŸ€”

glad it went well. Take everything again next time. Better to have it and not need it than need it and not have it. He will have to have the right financial documents also. Not sure exactly what thise are for first time extension.

You can live here on a retirement extension if you're married.

I'd be more concerned if she goes the whole hog and involves the Labor dept for an investigation into anything you may have done in previous years

Ok, so here's what we did

I own the condo my friend is renting. I drafted a lease with my name as the landlord. I included copies of the tabian baan, chanote, and land office documents proving I own it. Note that my name can't be in the tabian baan because I'm a farang.

Dragon woman rejected it. She said that I can't rent my spare condo because I am on a retirement visa and don't have a work permit. 😠😠😠

I pointed to my wife who was there, dragon woman said I'd have to rewrite the lease, provide tabian baan of the the room in which my wife and I live (her name is on that one), the room we are renting to my friend, both chanotes and our marriage certificate. We'll try again tomorrow.

My next question: will they tell me I have to get a marriage visa ? Can you live in Thailand on a retirement visa and be married to a thai ?

Dragon woman is a coont for sure. She loves to be rude and scream orders at farangs, but her attitude changes for thai people.

I know who your talking about she will also tell you that you need 800k in a Thai bank for 2 months before applying who ever owns the condo he’s in needs to do the TM30 for him

Do you just have an empty blue book for the condo you're renting out or do you have a yellow book for the condo in you're name? If the latter make the lease in your name. You need to be renting out multiple condo's for it to be considered a business

just empty blue book, I own two condos. Farang name can't be listed in the blue book. I tried what you suggested, but only with empty blue book. Dragon woman rejected it because I don't have a work permit

Jackie Aliprandi I thought if you were married you could be in the blue book of the marital home. You could also get a yellow book in your own name instead of the blank blue book

I'm married but I am on a retirement visa, not marriage visa. I imagine that would make things difficult trying to get my name in the blue book. But the absence of my name from the bluebook wasn't the issue really, I had my name on the chanote and the land office document. I'm prevented from signing a lease because I have no work permit

you don't need a work permit. If it were a business you would but I think you need around 5 condos before it counts as a business. I'd be tempted to qo over her head.

Copy of landlord ID, copy of blue book and rental agreement.

I understood that you can rent your property for a couple of weeks as long as it's doesn't look like a business?

If you are the owner and you have ID and blue book , he just needs a copy of them and a rental agreement from you. Have you registered him staying there, I would make sure he is on the system . He will need a copy of the TM 30

I have to have tge house book of my landlady and the house book fir the house I am renting. I also have to have the I'd card if the house owner (copy signed). In addition I am asked for the lease agreement which is signed by me and my landlady and witnessed. You also need up to date tm 30 registration for the same address. I go on my own but the Officer is always annoyed my landlady is not with me but talks at length to her in the phone instead. It sounds like you are either missing a blue book, have not involved the actual house owner or both. There is no need to have your name in the blue book for the property you are living in. I would get a new lease agreement with the house owner who could also file tm30 for you.

seriously? I mean the imm. official is annoyed the landlord/lady isnt present during the application - never heard that one before. As you already know ( since you gave great advice above) that seems like they are looking for a way to disqualify. Any application with the problem cosigned Thai ID is equal to the person being present and used in all legal documents. Weird to read that. Have a good one.

the blue book doesn't have my wife's name in it. I live with her in a second condo in the same building, her name is in that book. Can we bring both books ?
