What are the requirements and common issues for obtaining a Non-O Retirement visa in Thailand?

Non O Retirement questions:

USA passport

Visa Exempt 13 Sep with extension stamp to 11 Nov.

Chonburi

Funds > 2 months

Age > 50

About one week ago IMM provided list of documents required for Non O Retirement when I did the exempt stamp extension. See the pic. Nothing I can see has any of the house rent info listed.

Today, the IMO provided a second list of documents required regarding the house I am renting, see pic. I'm renting a single house, not a condo and not a villa.

Also today, IMO marked a line thru the TM87 and said incorrect TM87 and provided me a new blank copy of TM87, an exact same form of the one I had today with my typed info.

Questions:

My TM87 info was typed except for signature and was two pages vs front and back. Could that be the problem with my info typed on the form vs handwritten or even two pages vs front and back??

I asked what was the problem with my TM87, and the reply was "I give you new one"...so I'm baffled and wonder if when I return to IMM the handwritten copy will have the same problem, but front and back this time. (handwriting is blue ink)

I had the rental contract that included a page of the landlord's ID card and the house registration but the IMO didn't want to look.

My bank documents were good today.

Will there be a problem if I use the same bank documents (dated today) when I return tomorrow?? Or must I get new dated documents from the bank again when I return tomorrow??

The IMO wasn't helpful and seemed irritated...is that the normal attitude I can expect every time and with all the IMO? I was polite, hello/thank you/etc. The IMO demeanor was nothing compared to the helpful and friendly staff that provide the Que ticket.

you definitely, according to the police order, can use the proof of residence by copies of a rental contract plus the Thai ID card and blue housebook (all signed in blue ink by the landlord) of the landlord. . . ..

the problem is, this officer's list is INCOMPLETE and obsolete. It stops at No. 7 requirement. It is missing the No. 8 requirement! I suggest you download it and print it, and take it back to Immigration!

First understand that they have limited English at a basic level. Many times they can not understand what you are asking. From your post you typed it in black ink? They don't like black, as is mentioned in using blue ink for handwriting. It would be no different typing I would think. Also, they do not like two pages for a front and back form. They like it exactly like they give you. As long as your bank letters are no more than 7 days old, and day one is the day they were issued, they are fine. You just need your bankbook updated on the day you apply, and a copy.

I went back again today, with blue ink handwriting and a Thai person with me and left with a paper in my passport that says return next month for the visa change status. The date on the paper is the same as the 30 day extension in my PP for the visa exempt entry. I never heard a word of English, but I needed to go next door and get two extra copies made and two more PP photos (needed 3). What happens when I return and should I, or can I return earlier than the date on the paperwork? Is there anything I must take with me? Thank you!

I think it is more than just language but farangs not understanding culturally - the blue thing being a good example - or politically. By the last I don't mostly mean national politics but micro-politics. How many in the police, of which Immigration is a part, are likely to be happy with the arrival of the new boss on a reformist ticket? OK much may or may not happen. But history is that in the early days things are uncertain and staff uncomfortable and quite likely there is tightening up, albeit that it soon relaxes.. That discomfort has actually been true for quite a number of weeks over the summer before the new guy.

I look at the changes over the last twenty years, and the tightening up over that period. It has nothing to do with "the new guy". There has never been uncertainty at immigration with the change of government. As the computer system advances so does the cracking down on immigration scammers, both internal and external, and has over the last 15 years. You don't actually seem to be looking at history concerning immigration. There were some allowances made during covid, but other than that there has never been a relaxation of rules because of a new government. Just the opposite. Understand that because of covid Thailand was able to speed up their twenty years plan by almost 14 years, getting rid of the lower economic class of travelers, and expats. Thailand started switching from a concept of quantity over quality a number of years ago concerning the type of foreigners they want in Thailand. Try to keep up with what is actually going on, and it has nothing to do with the uncertainty of a new government. Thailand simply doesn't want the lower economic class anymore, and has been on a plan to eliminate them for over 15 years now. Covid speeded up the long term process in doing that.

Yep that is the official version. But where you have developing official versions you have developing unofficial versions and associated tea money in some countries and organisations. I think also in any organisation it would be naive to think that there isn't discomfort among employees when a new boss arrives or is to arrive. Remember that this time at Royal Thai Police a contender was someone who had made life rather difficult for Immigration Officers previously. If the leader changes the status quo has just changed and that might be so of process, whereas the status quo is preferred. BTW, hardly a minor point, I never mentioned uncertainty of a new Government or indeed new Government at all in any context. I was looking at granular detail, to include management change just now, in Royal Thai Police.
