Is the House and Land Title Deed a Normal Requirement for a Retirement Visa in Thailand?

Hi, asking for a friend who is applying for a Retirement visa. (New Zealander). All the other requirements are in place, lease agreement paperwork for rental that is 5 months into a year lease. (Chiang Mai)

Visa agency is requesting House and Land title deed from the landlord and the landlord is not happy about it.

All other paperwork, such as books etc have been submitted by the landlord and the rental leasing agency she used.

Is this a normal requirement.?

Visa agency can ask what ever they want, they do not issue a visa and do not make the Immigration requirements.

If a landlord is upset by a visa agent, they have to sort this out between them or with mediators, police or court.

This has nothing to do with immigration or visa application.

Next question - what's a "retirement visa"? There is no visa that says "retirement" on it.
