How do I properly register a TM30 to maintain my retirement extension status in Thailand?

I keep reading more and more about people registering a TM30, and it’s starting to concern me a little, as I don’t want to compromise in any way my retirement extension status. I’ve lived at the same residential building in BKK for two years, and do my ninety day checkins at Chan Wattana immigration. Never been asked about the TM30. My next ninety day reporting is in early March, and I’m seriously thinking of putting the record straight and registering. How exactly would I go about doing this, and are there any forms I can download and fill in prior to my visit in order to save time.

be prepared to get an 800baht fine. <- I self-reported last week and that's the fine I got. You need your copies of your lease, the data page of your passport, your most recent entry stamp, your current extension stamp and your TM.6 departure card, a copy of the land lords I/D and the house book listing for the building you rent.

that is the "usual" fine. BUT at least in bangkok when you self report and get fined for not reporting in 24 hours it's only an 800baht fine.

If you stay same place and dont go to hotels then the 90 day is enough as 90 day report is you reporting your adress

they are two separate things entirely. Just because you do a 90 day report doesn't mean you filed a TM.30.

As for why we do a 90 day report and a TM.30, you'll have to take that up with the thaiz but I can say with 100% accuracy that a 90 day report does not in any way shape or form constitute filing a TM.30 form. :(

Umm, no that's NOT right. A 90 day report in no way counts as having filed a TM.30 form. They are two completely different things entirely.

At present Bkk immigration does not seem to enforce the TM30 registration. If you have done 90 day reporting and never had an issue then should be Ok.

Can I ask - what if you don't have a lease - been living at my partners cousins 'spare' house for >15 years rent/lease free. I'm thinking when I get round to do a tm30 (on next trip back into thailand ) I'll go with Cousin (the owner) to CW to file or should I prepare a nominal 'penny' lease just in case.
