What are the requirements for registering my stay as a foreigner in Thailand and filing a TM30 for a tourist visa extension?

Some advice with regard to registering as a foreigner in Thailand within 24 hours. 

I am returning on a 60 day tourist visa with an intention to extend by 30 days.

I have flights booked 02.03.24 and 30.05.24

My girlfriend is allowing me to stay at her place in a Condo Apartment. In Nonthaburi which she rents from an individual. I am obviously not be paying money to stay at the condo. She has a lease, therefore is she the one to fill in the TM30. Is that all I need to present to immigration, or do I need other forms?

I want to make sure everything is submitted to allow my 60 to 90 day extension to go through without a hitch, and could you advise when I submit for extension. And what documents are required 

Your assistance/advice would be appreciated xxxx

Stay in a hotel for a night or 2 on arrival. Your hotel will automatically file. You just have to extend wherever the hotel is. 😁

Ask the owner of the house your staying in to do it, if they won't do it, I believe you can do it yourself on-line with your landlord's assistance, by providing a copy of the house book and Thai ID card, there is an option to select "foreigner" and enter passport details (make sure it's the new website) make sure you screenshot it and print it, although I've heard now on the new website you can select a PDF and print it.

already got 60 day visa no problems, when you arrive in Thailand all foreigners must register with authorities where they stay, if not hotel or guest house xxx

Nope, the owner of the property files the TM30 when a non Thai is staying at their property. The foreigner doesnt have to do anything!

You may need to book into a hotel for one night to get a TM30 for your extension

The property owner is the one who files the TM30. Your girlfriend doesn't own the property so she won't be able to submit it.
