Here's a question about TM30 timing. I have a current Retirement "visa" and living in Phuket. I am moving to a new apartment on March 1st so will have to file a new TM30 and the landlord will have to register me. My question is what should happen first? 55

TLDR : Answer Summary
When moving to a new apartment in Thailand, specifically for those with a retirement extension visa, the landlord must file a TM30 registration within 24 hours of your move. You may also need to file a TM28 within 30 days of the address change. It's advisable to check with your local immigration office for specific document requirements for your situation.

And I guess this discussion is going into the wrong direction. Time to close the commenting, keep on topic. As known this enforcement of TM 30 get more and more strict in every Immigration Office nationwide, best is to visit or call them and ask the rules at that moment.
Your landlord or you must file a TM30 within 24 hours. You must file a TM28 within 30 days of changing address. Both can be done at the same time. Check with your immigration office on what documents they require for you to file yourself. In Bangkok a copy of passport, TM 6 and lease and you can file the TM30 yourself but every office is different.
Please ask you land lord to make a print screen of the report if he does this online.Or if he does in person ask the new piece of paper for your passport.
