TLDR : Answer Summary
If you are residing in Thailand on a NON-O visa (accompanying spouse), you are required to have your landlord register your residence with the TM30 form. This reporting should ideally be done within 24 hours of your arrival, but if you are planning to apply for a visa extension, it is important to ensure it is completed beforehand. While you may not face immediate issues if the TM30 is filed late, landlords could incur penalties, and delays might complicate your extension application. You can verify the requirement with your local immigration office.

thanks so much everyone. follow up question: I do need to get an extension in about 6 weeks. 1) If I get the tm30 now will they accept it for extension even if it's a few weeks old? (won't stay anywhere else until then). 2) also, are there any implications if the landlord did not register me 24 hours from my arrival in Thailand and it was done later? (besides a fine, can it hurt my extension request?) thank you!!

need to register within 3 days of arrival. Landlord will get a penalty when overdue.

I wouldn't worry about that. Can be done whenever as long as it's before you need to deal with immigration for an extension and such. As a tourist who doesn't need an extension? No need to bother.

I’m citing the law. It’s up to you if you ignore it.

You ONLY need to do it if it's a requirement at your local immigration office.

No one will make a fuss when your TM30 was done (if you need to do an extension) as long as it's done by the time you go in. In fact, a lot of times people get TM30s done by staying at a hotel the night before going to immigration.

You particularly need to report (or get your landlord to report) if you will have any dealings with immigration such as applying for extensions

It is the owner of the property who are responsibel for making the TM30 registration.

But for certain purposes it can be a good idea, to assure the report has been done.

If you used an agent to find the condo, talk to them. Otherwise, talk to the landlord.
