TLDR : Answer Summary
The wife, being Thai and a co-signer of the condo lease, can apply for TM30 registrations on behalf of her husband, who holds an O visa. It's advisable to consult the contract with the owner first, or to obtain a power of attorney from the owner for the registration process.
You can get power of attorney from the owner for this then report yourself or your wife can do it

I would ask the owner first. But if you have the needed documents you can apply

If the owner agree and let you register or hand over the log in and password you can do it by yourself using the app.
It is a matter of trust between you and him.

OK. I didn't think of that. But obviously someone has...So in short I get the owner to file the report, get the receipt from them. Failing the owner's obligation to comply visit an IO personally and make the report.

I understand, but you can keep on going to file names of who ever. I think your condo owner does not like it when somebody comes to visit and ask how he manage to fit over 100 farangs in one condo.

Many Thanks. I will ask the owner but being able to manage this ourselves gives better assurance of it actually being done according to Plan A.....
