Can we rent a house on a yearly lease in Thailand while holding a 60-day visa before applying for a Non-O visa?

Hi because we are Australian who were living in Ecuador the Thai consul in Ecuador could only give us a 60 day visa. We can transfer in the money to the bank. What I need to know is is there any doubt about renting a house with a years lease before we get the non O.
