My condo owner filed my TM30, I’m out of country for a while and then back Jan staying same condo. Do I need another TM30 when I return. On on Retirement O Visa?

Unfortunately not, in my case I always have to make a new TM30 every time I come back from another province I travelled to and stayed in a hotel. Otherwise I get rejected when doing 90 days report online, because addresses don‘t match. I live in Phuket.
wow I live in Phichit province, and the immigration officer told me personally that as long as I didn’t leave the country, but came back to our house didn’t have to re-file

If you stayed in any other property in thailand even for 1 night and they did the tm30 for you "and they usually do" then you have to ask your landlord to update it for you again , if it's the same place and you didnt stay in a hotel at all , you are good to go ,
Though if you still live in the same place after you are back just go with your old tm30 on the extension date and give it to the officer at the immigration where they do tm30s and tell them you stay at the same address and you just wanna update & they will give you a new one

I recently joined this group and after reading numerous posts I now wonder why everything is so difficult . Most retirees come with a good background and funds yet the Thai government seems to have an approach akin to " you are all drug smuggling farangs so prove you are not". I have a retirement visa and will renew but I find the ever increasing complexity of gaining access to the country baffling. I have lived and worked in Georgia, Armenia the USA , Germany, and Mexico and have found Thailand to be the most complicated of processes and rife with easy bribes..

Officially yes. I got a 800 baht fine when the owner did not report
it's always you who gets stuck with the fine, not the owner. immigration won't let you leave their office before you haven't paid up. Now try to get it back from the owner
it happened once with me that i didnt have the tm30 and i had no clue what was that doc , they asked me to bring my landlord with me to immigration and the officer told me something like tell her that he is asking her to come or he will go to her , once i told her she was terrified and i helped her out by doing it in another province cuz i was leaving any way and got my new tm30 from the hotel there

Legally no, if your returning to same address within the check-in period. So your breaking no law by not doing it again. But if you have to interact with an imigration office in person many like to see an updated one before they will sign off what ever you went there for.
Legally yes, every time you change address. Enforcement however is patchy and dependent on your local immigration department interpretation of the law.

I lived in the same condo 10 months a year....paid 12 months rental as it was cheaper than paying twelve months. Apart from a letter from manager when I applied for my "retirement visa" and renewals I never did any other paperwork. Only did 2 90day reports in 7 years.
That was Chiang Mai.
I traveled out of Thailand at least three times a year.

Have to show up anyway , at immigration, as you re-enter in thailand. The address is there already
You don’t need to update your TM.30 at Jomtien immigration if you re-enter to the same address with a Non O-A visa or an extension of stay. (Based on a Non O for retirement).
