Is TM30 filing required again after leaving Thailand if staying in the same property?

TM30 question.

have a 2 year lease contract with condo owner, first TM30 filed by owner for the full length of lease contract which expire on 2025.

recently went outside of Thailand and returned on June 5, asked owner to file TM30 again, Owner advised that TM30 only needed to be filed again if we move out of this property and do not need to file again if we continue to stay at this property. is this correct?

I left for and returned to Thailand on March 24th, and I renewed my Non-O visa (1 year). In the case of Sriracha, the Immigration Office doesn't ask for TM30 again. I'm not sure for all IO but I know most IO doesn't ask for it

I left Thailand for a short holiday in March. Didn't ask for a new TM30. Went to report 90 days last week and they were ok. I'm in Bangkok.

I had the same situation. The officer said your visa expired and and you are tourist. Now you don't have to file address.

Your visa has nothing to do with TM30. It's a legal requirement of the property owner.

usually not but it really depends on the IO and your office

Usually, if you leave the country amd come back to the same address you have to file your tm30. If traveling around thailand and come back to same address you do not have to file again.

This information came from two different immigration office's.

Best to go ask what they would like, but I'm sure they will tell you this.

So you will need to confirm from the immigration office that you use if they want the tm30 once or every time you go somewhere

The only people who can answer that is your immigration office. Every office makes their own policy on this.

Most want a new TM30 if you leave and return to Thailand.

Some want a TM30 if you spend the night somewhere else that files a TM30 and then when you return you have to have a new one filed.

A few offices don't care what you do as long as you return to the same primary address.

Jomtien used to not care. But they changed policy last November to require a new one each time you return from outside the country. They did it without warning and caught a ton of people with a fine.
