have a 2 year lease contract with condo owner, first TM30 filed by owner for the full length of lease contract which expire on 2025.
recently went outside of Thailand and returned on June 5, asked owner to file TM30 again, Owner advised that TM30 only needed to be filed again if we move out of this property and do not need to file again if we continue to stay at this property. is this correct?
Thanks in advance for any info.

TLDR : Answer Summary
The TM30 form is a notification of an alien's residence which must be filed by the property owner whenever a foreigner registers their stay at a location in Thailand. In this case, the property owner initially filed a TM30 for the lease duration. The question arises whether a new TM30 needs to be filed after leaving Thailand and returning to the same property. Responses indicate that policies can vary by immigration offices; some require a new TM30 upon re-entry to Thailand, regardless of staying at the same address, while others do not. It is best to confirm directly with the local immigration office for specific requirements.

I left for and returned to Thailand on March 24th, and I renewed my Non-O visa (1 year). In the case of Sriracha, the Immigration Office doesn't ask for TM30 again. I'm not sure for all IO but I know most IO doesn't ask for it
Usually, if you leave the country amd come back to the same address you have to file your tm30. If traveling around thailand and come back to same address you do not have to file again.
This information came from two different immigration office's.
Best to go ask what they would like, but I'm sure they will tell you this.
Jomtien used to not care. But they changed policy last November to require a new one each time you return from outside the country. They did it without warning and caught a ton of people with a fine.
