Do I need to complete a TM30 report after arriving in Thailand on a 90-day O visa for retirement?

Just after a little confirmation regarding TM30. I arrived in Thailand yesterday (29th of October) on a 90 day O visa with the intention of applying for my full retirement visa. I just want to clarify if I still need to report to immigration to complete a TM30 within a certain period of arriving even though my address is exactly the same as what I applied with for on the 90 day visa on the Thai embassy portal. I’m just concerned as I don’t want to risk anything but I’ve not been feeling great after a very long journey and zero sleep and the prospect of another long drive to the nearest immigration office.

It is the responsibility of the property owner to file the TM30 but the consequences of them not doing so will fall on you so make sure its done

Should report within 24 hrs, so even Monday would be OK in most offices, but your hotel or condo reception should be able to do this for you.

For the extension you will need in most provinces a Certificate of Residence and this you will only get if you have a TM30

FYI, at some immigration offices (BKK is one of), when you go for a yearly extension, a copy of tm.30 doesn't suffice. You still have to bring your rental contract, landlord ID and the house book to immigration.

the landlord or owner of your premises should have registered it inthr TM30 system, and handed you the login-ID and the password. By such, you can always re-register yourself online after returning from abroad

I would never give my log in ID and password to any tenant. It's not the tenants responsibility to register for a TM30

the landlord does not have to give out their login details to tenants for a successful TM30 application.

If the tenant gets approval from landlord to submit the TM30, the tenant will then register online with their own login details.

The tenant may need certain details from landlord for the TM30.

its actually a common approach for a lot of long leases. The sign in details are specific to the site.

I'm saying that as a landlord, I would never hand over log in details. Can I ask how you know this is common? Anyway, I'll stick with my own decision to keep my log in details to myself 😁

as a landlord you probably wouldn't want your tenants requesting copies of their tm30's everytime they come back from a trip ( depends on Imigration office if they require updated ones or not), or have a friend to stay the weekend. Generally the login details are the clients (or a one off email address purely for the site that can be passed onto next client), the landlord supplies the copies of blue book and ID.

it literally takes 2 minutes, if that πŸ€·β€β™‚οΈ ibsupposecit depends whether or not the landlord has more than 1 property and whether or not that landlord sets up a different account for each property. I only have the one property but I know that on that account I can have multiple properties registered. πŸ€·β€β™‚οΈ

it's the landlord's responsibility, and if the landlord doesn't want to re-register you each time you return from abroad, he might be willing to let you do your TM30 by yourself. For this, you need the login-ID and the password

Your visa application has absolutely NOTHING to do with TM30. TM30 is an immigration requirement, and embassies are a completely different government agency. TM30 is a legal requirement across Thailand, regardless of what visa you are on, what forms you have filled out etc. ALL property owners in Thailand are legally required to report a foreigner staying at the property within 24 hours of arrival, that is TM30.

Also, you already have the retirement visa. The non-O is the retirement visa. The 1-year is an extension, not a visa.

thanks for the clarification, I appreciate it. I was thinking the retirement visa was only granted subject to proof of funds in a Thai bank account for two full consecutive months. I’m going to immigration tomorrow. Thanks again πŸ™

relax Dave, if you are exhausted, take a couple of days and just ask your landlord if they have filed the tm30. If not you can rectify the situation.

If you go to immigration ask for a list of their requirements for the 12 month extension and the application form as it will save you another journey later.
