Hello, when we are coming back from international travel. Do we need to have the owner do another TM.30 every single time? Even though they've already done it for us in the past.

this question comes up a lot and in theory (at least how the rules are written) yes you file a new TM30 every time you return from abroad even if you are returning to your same residence

In practicality it's much more dependent on the immigration office you use.
Some say as long as you're coming back to your primary residence (the one you use for extensions/90 day reporting etc) that you do not need to refile a new TM30

almost all offices make you do the first 90 day report after returning from abroad in person now. It was a rule change the last time they updated the 90 day reporting system
I can't find the article where the bigwigs had a shindig in Bkk to promote the online service as it would 'free up immigration staff' or something, but I did chuckle when they started forcing people back to immigration offices again. Thai logic.
Thank you Tod. I'm at Chaeng Wattana and returning to my primary residence. If that helps at all. Just don't want to keep bothering the landlord for the TM.30 every time I leave the country.
I lived in Nonthaburi and BKK. I asked last time I was there and Chanegwattana told me that if I come from overseas, yes. But if just visiting in Thailand, and returning to same address, then no need. The only time I filed a TM30 was when I traveled out of Thailand and never had an issue with 90 day reporting or my extensions.
