Good morning quick question re TM30. I could well be wrong, I thought that if we left our rental villa went stayed in a hotel in Thailand when we returned to our villa we had to get our Landlord do our TM30 again? My mother is on her first 3 month retirement visa. The landlord said no! Happy to be wrong,just want to make sure we're doing everything by the book. TIA

TLDR : Answer Summary
The requirement for filing a new TM30 when returning to your primary residence in Thailand after staying at a hotel is not universally mandated. Several community members noted that it typically isn't necessary to submit a new TM30 upon returning home, as long as your primary residence remains unchanged and you complete your 90-day reporting. However, experiences may vary by local immigration office policies, and it is advisable to check with your specific office or inquire if the hotel filed a TM30 during your stay.

Ask hotel if they did a tm30

Landlords don't want to pay tax on unreported rentals...

You should not have to do a TM 30 again. It’s based on your primary residence. That is what immigration looks at.

I went to a hotel for a couple night twice. and did not do it when i got back. Today I did my 90 day report and extended my retirement visa. No problems on either. Samut Prakan office.

Then the hotels didn’t report the TM 30 because they would’ve caught it. They caught me when I did it one time long time ago and learned my lesson.

They clarified the rules a couple years ago and said you don't legally have to refile a TM30 when returning to your regular residence. The only thing might be you can't file 90 day report online (they'll update the TM30 when you report at the immigration office). Should be no fine.

1800 bht fine!

so what happens when the hotel reports the TM 30 and you dont report back to your home?

My understanding from a few officers I spoke with: it is not legally required to submit a new TM-30 when returning to your normal residence after travel in Thailand.

However, if a hotel submitted a new TM-30 while you were traveling, you won't be able to do a 90-day check-in ONLINE until your first TM-30 back is filed (can be at immigration, in that case).

thats exactly the case. Its only an issue if you do 90 d report online 👍

I have been using the same TM30 for the last 3 90 day check ins without issue so you might not need a new one if the address has not changed

As I understand it. You can travel around Thailand without reporting your location so long as you do the 90 day report. I would double check my comment though just to be sure.

Most probably hotel didn't file a tm30 so do nothing and do your 90 day as normal

Takes 2 minutes for the landlord to do and then you are safe from a fine.

You can also possibly do online yourself as you are just confirming your home address

@Neil *******
it’s not you who gets the fine it’s the landlord 👍

@David ********
not when you are stood in Immigration trying to get a service such as an extension ;)

@Graham *****
exactly what happened to me. I said it is the landlords problem and the officer said Do you want your stamp or not. So I paid

You'll need to ask your immigration office if it is their requirement

Each immigration office has their own policy on this. Some require it and some do not.
