Do I need a TM30 every time I return from a hotel stay if I own a condo in Thailand?

If I have a condo but like to travel and stay in hotels do I need to have my landlord file a TM30 everytime I come back from staying in a a hotel if the checkout date is when my 180 stamp is up for my condo? Also if a hotel didn’t send in a TM30 and I already left is it better to leave the country and come back before 90 days to avoid the 90 day report?

By law a TM30 must be filed within 24hrs of you arriving at a new address. The reality is that it all depends on the policy of the Immigration Office. Some require it and some don’t if you are returning to the same address that they have on file.

When you have a condo, as an owner you should file TM30.

I don't understand your problem, TM30 is done online within a minute.

And why do you want to avoid 90 day reporting? It is also quite easy and will cost you less time than a borderrun.

Your latest TM30 will also determine which immigration officer you’re supposed to do your 90 day report at.

For instance, if you live in Bangkok but stayed in Chiang Mai for the weekend, and are then due to do your 90 day report when you get back to Bangkok,you’ll need a TM30 for an address in Bangkok in order to be able to do that.

Hotels will automatically register you, as this is a legal requirement strictly enforced by immigration authorities (much more so than for private owners). After staying at a hotel, you’ll need to inform your landlord or property owner so they can register you again once you return to your “base.”

I used to work for hotels here and can guarantee that most of them follow this process as standard practice.

It's the landlords / hotels obligation to do it EVERY time you changes where you stay.

When you check in ask for a copy, much easier to get then, than 80 some days later

If you are in a hotel that registers a TM30, you will need a new one filed when you return to your home base.

Oh my I never knew this could even be an issue. I hop around a lot buy have a “home base”.

In bkk they allow for short trips within country that will not effect your tm30 status

Each immigration office has their own rules so without knowing the location of your residence you will have to inquire about their rules if it’s not in bkk
