Do I need a new TM30 every time I leave and return to my condo in Thailand?

If I rent a condo for a year.

1) I enter Thailand with my DTV multiples times over the year does my landlord have to submit a new TM30 every time I leave & come back ?

2) I travel around in Thailand and stay at various Hotel. They will submit a new TM30 at every stay does it invalidate the one my landlord made on my arrival ? Do I need to request a new one when my travel is done ?

He should do one every time, but I just ask for a new one when I require it for immigration.

1. Yes mostly landlord or agent will help issue the new tm30

2.it is mandate for every hotel.

I’ve heard mixed answers on this TM30 stuff. Do you HAVE to have one no matter what? I thought you only needed to get one if you need to get something. Like a drivers license or buy a car. Not every time you come back into the country?

it is a requirement by law that foreigners have to register their abode within 24hrs of residence.

Not every Immigration Office required you to re-register after a foreign trip if returning to same address. Even those that do the landlord needs do nothing. The tenant goes and tells immigration they are back. Domestic trips never heard of it needed again for some years.

This is not fully true. If you change address yes a new TM30. If returning to same address some Immogration Offices need to to tell them while others do not. For example no need to reregister at Jomtien if returning to same address

ive been finned 2 times in Jomtien after returning to the same address, better to be safe and just logon again and resubmit. That said Jomtien seems to have relaxed its rules a little in the last 12 months.

late submitance of TM30, despite it being the same address, I needed residency certificates. It was over a year ago now, I dont think they bother anymore, but dont take the chance.

Last October I returned from UK and preregistered Jomtien. Went to do it again in Feb after Vietnam. Pretty much chased away, No need , no need. Went Vietnam again Songkran. Did not bother. 90 days reports and renewal and nothing said. Been to Chiang Mai 3 times then 90 day report. Not a thing said about not reregistering TM30 after a trip. They are too busy in Jomtien to worry about this is my guess.

Theres not normaly a problem unless you need something from imigration, then you may be finned. You can register your condo online if you have rental contract and owners id, then you can do your own tm30 reporting.
