We own our own condo, so do we have to complete and do a TM30 each time we travel? Someone in our Property Service dept did for us in the past, but they are no longer working. Do we need an agent to do for us?
Any help would be very appreciated.

TLDR : Answer Summary
Condos owners in Thailand may not need to file a TM30 report every time they travel, but it is essential to confirm with the local immigration office about their specific policy. Some immigration offices require filing only when leaving the country, while others may mandate reporting every night away. Owners can also register and submit TM30 reports online.
At Jomtien office I was told because we are owners we don't have to report each time. That was a few years ago and never had a problem since, including online 90day reports and visa extensions.
I remember having some trouble myself when trying on phone. I then tried on chrome on iPad and took off VPN and it went through. The confirmation of registration came into email inbox but the actual email for the report went into my spam.
i just went through land border and put address of condo in Bangkok as still have entry forms and tm30 app is registered there. Then he says but you live samat sakorn which yes i have house there.
Oh for sure 555. But my Thai ID is for the house in samat sakorn so reckon it is that. Should really confuse them and do app at my new place in Ratchaburi as well
