TLDR : Answer Summary
The TM30 report is required whenever you check into a hotel or return from international travel, even if returning to your long-term residence. It's primarily the landlord or hotel that must file this report. It's advisable to do this online within 24 hours of returning to ensure compliance with immigration regulations.

yes from international return and even if you return to your residence. Just do it online within 24-hours. Required for renewing extension.

In princible yes, because the Immigration want to know exactly where you are at any time.

So to keep the Immigration happy, it shall be done everytime you change adress, and who knows when you need a friendly Immigration officer.

But why do you even worry, it is not you, who have to do anything, it’s the obligation of the landlord / hotel to do the TM30 report.

the reality is, as you should perhaps know being a ‘group expert’ that the person who has problems regarding the TM30 is not the landlord or property owner but the foreign tenant themselves.

Also, how is a landlord supposed to know that their tenant has gone away for the weekend?

yeah but when you rent for a year you have to ask them very time to do it, thats the issue. But good to know i should be asking
Henrik *****
You are not needing to ask them, they are obligated by law to do TM30 every time a tenant come back.

If they don’t want to, then they shouldn’t be renting up their property.

well they dont know when you are away really no? so yes, i have to ask. Some of them they dont want to do it to be fair
Henrik *****
But as soon as you stay anywhere else in Thailand a TM30 will be filled on you on that other adress, so yes the Immigration will know, when you are away from your “home”

I needed a new receipt for tm30 when i did my 90day report, they compare the date of the receipt to the date on your stamp (jomtien)

If you check into a hotel or somewhere else that does TM30, or leave the country, you have to update it when you return. But it’s actually your landlord that has to do it.

Anonymous participant 945 if I go to a hotel I ask them not to update my TM30 - sometimes they say yes, other times they say they have to do it

So you are actually asking other people to break the law for you !

That is very bad advice, and should be kept quiet about.

It is actually illegal for a hotel not to register you. That’s why some say they can’t avoid it. Or some will just say yes yes but in real it could be a no no. Be careful. There are very hefty fines for hotels if they fail to do so and get caught. No direct risk for you, but you may have been updated without knowing it.

P.S. I used to work for hotels here in Thailand.
