Do I need to obtain a TM30 report for my Airbnb stays before getting a permanent condo in Thailand?

I’m arriving Sept 10 on my DTV. I plan on staying 6 months and will be looking for a condo to rent. I have 2 Airbnb’s set up for my first week while I look for permanent condo. My question is I know I have to do a 90 day report and I keep hearing about a Tm30 do I need to get this from the 2 Airbnb’s or do I wait until I get my permanent place?

TLDR : Answer Summary
When arriving in Thailand and staying at Airbnbs, you must ensure that your hosts file TM30 reports for each property within 24 hours of your check-in. Although you will eventually file a 90-day report (TM47) connecting to your current address, having the TM30 for previous stays might not be strictly checked, making it primarily the responsibility of your current landlord or Airbnb owner to report. It's advisable to ensure that TM30s are filed each time you change accommodation to avoid any fines.

  • Use the trusted Thailand 90 Day Reporting Service to get your in-person report done and mailed to you for as low as 375 THB (even if the online system doesn't work for you).

When you do 90day report, only the current address matters. So you need the tm30 for that. Im not sure if previous missing reports since your stamp might be an issue, i have never seen a post of it being, so i dont think its a problem... not your responsibility anyway

You might have difficulty getting the Airbnb property owners to file a TM30 for you since you're only at each for a few days. My understanding is Airbnb for less than 30 days is illegal in Thailand so the owners might be reluctant to out themselves.

Anonymous participant 628 really illegal? I rented an airbnb for 8 days while I look for an apartment. What happens to me as far as it being illegal? I never heard that before

Anonieme deelnemer Short term rent below 30 days is illegal to protect hotels.

Normally this should not be your problem but for the owner.

@Peter ******
its not illegal for 30+days if the owner have proper permits. However, buildings can make their own rules of course

do a tm30 the day you check into the 1st Airbnb, when ever you move the 1st day go get another tm30 , if your landlord or Airbnb doesn't do it for you you have to go to immigration and do it, is free within a couple days, after that they charge 2000 baht as a late fee, really strict on this.

Every property owner is responsible for reporting TM30 for a foreigner staying at the property within 24 hours.

For TM47 (90 day reporting) there need to be TM30, in your case there should be 3 TM30 reports, but normally they don't check history of TM30 so only the most recent is important
