 It's definitely NOT standard to provide a lease at the vast majority of Immigration Offices, you do need to provide proof of an address but it doesn't have to be a lease.

They will. Police clearance and medical are not needed for a Non Imm O visa.

You're confusing it wth the OA visa.

 Incorrect. You can be the owner and majority share holder of a business in Thailand as long as your holding is not more than 49%. You DON'T need a "Thai person in charge".

I guess you don't know much about business!
