Ur best option is above , 30 day visa on arrival and an agent to do all for U no questions asked.

U arrive here on a 30 days free visa.

Once here U get a bkk bank acc.

And have Ur pension placed into it.

Then U get a 60 day extension.

This gives U min 2 month for Ur pension to show.

Then U find the docs needed , like residence paper and evidence of Ur pension etc...

Go to Immigration with 1900b and join the que for a retirement visa. Or U pay an agent and sit back till done.

It's a visa requirement here now 😂

To live here in Thailand, if U want to retire here , U need... as a westerner...

800,000b in a Thai bank 3 months prior to Ur visa app and 2 months after Ur application.. ( this stops agents borrowing u money to by pass this rule ).

U must be over 50.

Or , have an allowance of 65,000b a month incoming.

If married to a Thai U need 400,000b.

I live near an abandoned resort , the couple separated , guy went back to the UK broke.

The resort , in isaan , is up for sale.

Cheaper then renting for 20 years and would make a great eco resort.

As for visas , education visa and do a school , for tourists too , on the resort.

that is from Spain , not Thailand... I had one night hotel booked and got a visa.

Taken for a ride.. most agents take 10k baht then take the rest on visa approval.

I took my gf in July 2023 and I got a visa in 10 days solely on my money and biz in Thailand.

My gf owned the house and had a daughter here.

Visa was granted... she hated the UK lol.

not for long , the money has to be in Ur account for a set time now and an agent deposits money for one min then withdraws it.

For a year visa on retirement over 50s , 3 months prior and 2 months after in Ur account OR 65k a month shown coming in.

A renewal is anything between 7-15k depending who U go with.
