Do I have to pay my landlord a fine for not notifying them of my travel when applying for a non-O visa extension?

It's time to apply for a non o visa extension and I asked my landlord for a new TM 30 because I have been out of the country before. I was told that since I didn't notify the landlord that I have been out of Thailand and returned, I have to pay a fine to the landlord in order to get a new TM 30. Is this normal? Where are the rules listed that I must report to my landlord that I have been traveling? If I am in the wrong, how to calculate the amount of fine I have to pay and to whom? Thanks in advance.

Ok I’m not sure why everyone makes a big deal out of this , personally I don’t know if my landlord files a tm30 but just go to the local immigration office and fill in a change of address form , hand them a copy of my lease and they staple a slip in my passport , when we went to Vietnam and back and staying at the same house I just popped along and filled one in and got the slip again , no issues or problems no queries on why the landlord didn’t file etc and only took 20 mins to do

You don't pay the landlord and you don't have to notify him you are going out of the country. But you must notify him that you need a new TM30. He is asking you to pay the fine because you didn't inform him you needed a new TM30 lodged which is understandable it's your mistake not his. Think it is 2000 bht from memory

Just book the cheapest hostel you can find (under 500 baht) check in, ask for a copy of their TM30 filing. You are now up to date, go back to your Landlord and request new TM30, no fine.

, it (short stay at a hotel) wouldn't work for long-term extension at most immigration office. That is a measure only for tourism extensions.

it stops the fine, as I stated he goes back to his landlord and gets a new TM30 which will then match his lease and can be used for his EoS.

Landlords are obligated to file on first take up of the residence, hand you the tm30, it is tenants' own duty to ensure updates on their own movements.

The landlord is right there is a fine for late TM30 filing, you don't pay them who ever files the TM30 pays immigrations

It cannot be more than 1600 baht and is usually only half that or 800baht (you get the fine you paid stamped on the TM30 receipt the immigration office gives you when you report in person)

If they report online there's no way to get fined, they just file online, export and print the TM30 PDF receipt

When you travel out of the country most offices require you file a new TM30 when you come back in (usually within 24 hours but a few days after isn't an issue). ...
