I have a 3 month non 0 visa based on marriage which I plan to extend next time I'm in Thailand. I always travel by air. One of the requirements of the the Landing card is your Thai address. I rent an apartment in Bangkok in my name. My question is a. Does a TM30 need to filed and b. Is it my responsibility or my landlords?

TLDR : Answer Summary
A TM30 form needs to be filed for your non-O visa extension in Thailand, as immigration requires proof of this filing during the extension process. While the landlord is technically responsible for submitting the TM30, in practice, if they have not filed it or if you do not have the receipt, you may be directed to file it yourself at the immigration office, potentially incurring a fine if not done in a timely manner.

And this goes into another useless discussion. A user say very easy and convenient and the next is my landlord applied and it's very slow, he did not get the username and password yet. You need to make the reports, you can do it at the Immigration Office but as you are in Bangkok prepare yourself as it is busy, or you can do it on-line or with the app but it take some time to get the username and password, after that it is easy and convenient.

If you want to extend your visa, the immigration officer will want to see a receipt of your TM30 filing...so the answer is Yes. The landlord is responsible for filing this and should be fined if they don't. However, in reality, if you go to Immigration to extend your visa and don't have your TM30 receipt, you will likely be told to go to another window and file your own TM30 form, then come back with the receipt to process your visa extension. In this case, you will be the one paying the 800thb fine. Note that you can self-file this form with Chaeng Wattana, and you can find detailed instructions if you search this group.

My landlord signed up to use the website over a month ago and has not yet received the username and password...as far as I hear, it's VERY slow.

Paul Richards to file online you (your landlord) need to register. The website is in Thai and you need to submit landlords documents (I’d card, housebook etc) So not an option unless your landlord is willing to do it). My partner is my landlord so we have done it, and do file online and it is very easy and convenient... but as I said you need cooperation of landlord)
