How does filing a TM30 affect my Non-O visa extension in Bangkok?

Hello.

I'm moving back into Bangkok from Nonthaburi. I know I can file my own TM30 in Bkk, but how does that affect obtaining my non O visa extension? What would be required documents?

Or is it only possible with landlord's paperwork.

I'm looking to rent an apartment, not condo, and many don't want to file TM30.

TLDR : Answer Summary
To obtain a Non-O visa extension in Bangkok, you need a TM30 receipt that matches the address of your long-term lease, along with the lease agreement and the landlord's ID documentation. Many landlords are hesitant to file the TM30 for apartments, which can complicate the extension process, as you need the correct address registration.

what the difference?

When people only rent with an address registration, soon it will be just a few don't want to file.

I've been lucky to have cooperative landlords in the past. Just wondering if this is possible.

Seems unlikely as so much landlord info is required for extension.

I do not understand the lucky part, every foreigners needs to be registered at the address within 24 hours, a law since 1975.

You accept to pay and rent the place, even with knowledge that you will have problems to stay long term in Thailand as this registration is needed for application, OR you say sorry, I go elsewhere where the landlord does register me and avoid problems at Immigration.

Not luck , just a choice to make.

Lucky, in so far as the landlord does not mind being liable for income tax

You need TM30 receipt with the address matching your long-term lease for a 1-year extension in Bangkok, along with the lease agreement, owners' ID (signed copy of national ID & blue house book, or passport in case the owner is a foreigner).

They tightened the TM30 account approval process a while ago (it was mentioned on the system for a while).

If you can register a TM30 account with the correct address, it would be okay.
