If I’m in a rental condo on a 1 year lease does the condo owner need to do a new TM30 if I pop out of the country for a few days?

TLDR : Answer Summary
When leaving Thailand for a short trip while on a 1-year lease in a rental condo, the condo owner may need to file a new TM30 form. However, this requirement can vary by office, with some offices enforcing the rule strictly and others being more lenient. It's generally advisable to ensure that your current address is reported correctly when you leave the country.

That’s going to be specific to the office you use. Some will require it, some don’t seem to care. If you specify what office others may be able to advise their policy.
In theory it’s the house owner that needs to file the TM30. In practice it is you that would be fined for not having one. If you have no need for interaction with immigration then you probably wouldn’t need one.
If you need an extension then you probably will.
Office dependant on whether they’d actual need one from the first 24 hours of returning or just that actually have one filed.
